This often means rethinking layouts within rigid parameters: like turning a breakfast bar into a hidden home office with gulf views, or redirecting air-conditioning ducts inch by inch to preserve precious ceiling height.
Florida’s fixed seasonal timelines also add to the complications of condo renovation. For many buildings in Naples, for example, May 1 through October 31 is often the only approved construction window. In such cases, meticulous, obsessive planning isn’t just a good idea—it’s a necessity. Without exceptional foresight by the builder, an entire renovation can come to a standstill. “It’s like a symphony,” Mario says. “If the strings come in late, the whole piece is off. You’ve got to conduct the process from every angle.”

Post-pandemic lifestyle changes have brought new priorities to the forefront for many affluent clients. In condos, especially, that means every square inch is planned and has a purpose.

In addition, Naples’ stricter post-collapse building codes require builders to know the structural limits of older buildings. Today’s contractors must be able to adhere to Florida’s narrow regulations, especially when replacing lightweight 1980s finishes with modern materials like stone
and glass.
