While single-family estates offer forgiving flexibility in design, condos pose numerous challenges that demand a different level of builder ingenuity. “In a house, if you want to move a kitchen, it’s no problem,” Mario explains. “In a condo, if there’s no drain in the slab, you simply can’t.” The solution involves imagination, experience and originality. This often means rethinking layouts within rigid parameters: like turning a breakfast bar into a hidden home office with gulf views, or redirecting air-conditioning ducts inch by inch to preserve precious ceiling height.
Florida’s fixed seasonal timelines also add to the complications of condo renovation. For many buildings in Naples, for example, May 1 through October 31 is often the only approved construction window. In such cases, meticulous, obsessive planning isn’t just a good idea—it’s a necessity. Without exceptional foresight by the builder, an entire renovation can come to a standstill. “It’s like a symphony,” Mario says. “If the strings come in late, the whole piece is off. You’ve got to conduct the process from every angle.”
